Studford Luxury Lodges is an independent, family-run holiday destination owned and operated by the Fawcett's — a long-established family in the area and proud owners of the much-acclaimed White Swan in nearby Ampleforth.
Brothers Rob and Ed Fawcett envisioned transforming part of their private woodland into a collection of truly unique self-catering lodges. To bring this vision to life, they partnered with eco lodge designer Simon Spence, who was tasked with crafting a luxury woodland retreat that made the most of its secluded setting.
Building the lodges on stilts — was inspired by the desire to offer far-reaching forest views and a sense of harmony with nature. Each lodge was thoughtfully designed to blend contemporary luxury with natural tranquillity, complete with private hot tubs, saunas, and open-plan living spaces.
Planning permission was granted by the North York Moors National Park Authority in May 2012, and construction began the following year. The lodges were built to the highest standards using sustainably sourced timber, and are powered by a central biomass boiler, providing eco-friendly underfloor heating and hot water throughout.
Today, Studford Luxury Lodges offers a rare blend of seclusion, sustainability, and indulgence — a one-of-a-kind escape in the heart of North Yorkshire.

Ed Fawcett
Owner
Ed lives locally in Helmsley and is hands-on with the day-to-day running of Studford. He oversees all aspects of the business and is regularly onsite to support the team and assist guests whenever needed.
Rob Fawcett
Owner
Based in the beautiful countryside of Northamptonshire, Rob travels to the lodges most weeks to lend a hand and support the team. He remains closely involved in the business and its ongoing development.

Office Manager
Charlotte runs the office Monday to Friday and keeps everything running smoothly behind the scenes. From enhancing the guest experience to making sure John has the right tools for the job, Charlotte’s role touches every part of the business.

Operations Coordinator
John is onsite every day, managing the overall site and taking care of maintenance — including our much-loved hot tubs. There’s not much John can’t fix or help with!
